Three years ago my daughter and I decided to buy an apartment in Panama for investment in a very good area in San Francisco, Panama City, near Multiplaza. We were referred to Chris Frochaux and contacted him immediately since we wanted to rent the property right away – we had found out that many agents show little interest for listing rentals! We met Chris, he was very punctual, as usual (he is Swiss after all), which is a great quality I admire from him and also very responsive with the emails, which is not the norm in Panama. First time we met him, he gave us plenty of advice. He started the process of advertising our property and always kept us informed. He worked fast and was very selective and cautious in finding the right tenants for our apartment year after year, something we liked very much. When my daughter moved to the United States, we turned to Chris to sell the apartment under exclusive terms. He walked us through the entire selling process, much more complex in Panama and pointed out all the requested steps, taxes to be paid, supporting documentation requested by the banks, etc. He was amazing throughout this whole process, very professional and very sincere in the way he communicated with us. He was dedicated in finding the right buyer and helped us negotiate with all parties involved. Even though we had some difficulties due to the fact we were not in Panama at the time of the closing, Chris and his team, Lorna Magan and his assistant, took care of every single detail of the closing on our behalf. Mr. Morrice, We have completed the sale of my condo/penthouse (Bahia Obarrio) with the very able leadership of Chris Frochaux. I say “leadership” because that is what successful sales is all about. It’s an art form. Chris led this effort to a highly successful conclusion. As you well know, every RE sale is unique with its own uncertainties, frustrations, breakthroughs, and unpredictable do loops. Mr. Morrice, The purpose of this correspondence is to express how much I appreciated the exceptional performance and professionalism of Mr. Chris Frochaux. We owned a penthouse unit at the Casa Bonita development in Playa Bonita and Chris acted as our agent, first to successfully rent the unit for the past couple of years, and then more recently, to sell the unit (which successfully closed this month). I am a real estate developer, owner and manager of real estate and have a lot of experience in the US with real estate transactions. However, when we decided it was time to sell, I was admittedly overwhelmed by the very different manner that real estate changes hands in Panama. We needed expert help! It is my opinion that it’s fair to say that Chris is an “expert!” We had previously met Chris when his wife Rita assisted us with the decorating and furnishing of the unit back in 2011. We had always been impressed with his command of so many languages and knowledge of how things work in Panama. He and Rita were a huge help to us as we slowly learned how to function in Panama. We first enlisted his help to find renters and act as the unit’s property manager. That business experience worked out exactly as agreed. So, Chris was a natural choice as seller’s agent when we wanted to sell. What we were soon to learn was that Chris and his team possess the very special combination of skills needed to navigate the confusingly complicated real estate transfer process. His intuition, advice and actions were correct at every turn. Also, he was exceedingly efficient and effective at negotiating on our behalf with the buyer in our absence when issues arose. This was admittedly a tough sale (at our price) in a building with many lesser priced, fairly similar units to choose from. Our unit did have some unique qualities to differentiate it from the rest, but the buyer needed to be convinced of the value of those differences, and Chris’s influence was key to our receiving top dollar for our property. He was on top of creation and signature of every process and document, the proper form and delivery of every document, he oversaw the payment and accounting for every tax and expense payment, coordinated exceptionally with our local attorney, patiently navigated the holiday season, the Pope visit, and “Carnaval” schedule interruptions, and always remained calm, and professional. Simply, we would have been lost without Chris and your firm’s assistance. As I said previously, I have extensive experience in real estate of nearly every description. However, I cannot recall ever being so pleased to pay the commission for such exemplary service. I would like to thank you, Chris, and your entire team for a successful transaction that could have easily become a nightmare, but rather was quite a pleasure!
